A new report by WalletHub ranked 300 U.S. cities to evaluate the best and worst places for first-time homebuyers. This analysis used 22 indicators focusing on affordability, real estate market conditions, and quality of life.
Challenges for First-Time Homebuyers
The challenges of buying a first home have grown for many Americans. High home prices and mortgage rates are significant barriers. Last year, first-time buyers represented only 21% of the market, contrasting with a historical average of 40%, according to the National Association of Realtors. The average 30-year fixed mortgage rate was 6.49% as of July 9, which was an increase from 6.43% the previous week, as reported by Freddie Mac.
Worst Cities for First-Time Homebuyers
WalletHub ranked Berkeley, California, as the worst city for first-time homebuyers among 300 cities. Most of the bottom 10 cities were in California, except for Anchorage, Alaska. The evaluation considered affordability, market conditions, and quality of life, with factors like housing costs, taxes, and crime rates.
Berkeley scored 27.97 overall, ranking 296th in affordability, 299th in market conditions, and 281st in quality of life. High housing costs and limited property availability make home buying difficult. Analyst Chip Lupo noted that low-ranked cities face challenges like high housing costs, poor quality of life factors, and limited new housing development.
New York City also ranked low, at 288th overall. It was 287th for affordability and had relatively poor market conditions and quality of life scores.
Best Cities for First-Time Homebuyers
The top cities were mostly in Florida and Arizona. Palm Bay, Florida, ranked number one overall with a score of 65.94. It led in real estate market conditions and performed well in quality of life.
Palm Bay excelled due to its active home listings and new building permits. The city also had a significant increase in home value and a high millennial homeownership rate. Surprise, Arizona, followed with a strong number of new building permits and low crime rates. Gilbert, Arizona, offered low real estate taxes and a robust millennial homeownership rate.
According to Lupo, top-ranked cities provide a good mix of affordability, housing availability, and long-term value.
Future Prospects
Affordability challenges are likely to persist as long as home prices and mortgage rates remain high. Location is crucial for those looking to enter the market. In areas with low rankings, the path to homeownership remains tough. Kevin Thompson emphasized that rising living costs and stagnant wages worsen conditions for first-time buyers.
