This bill, known as the 21st Century Road to Housing Act, passed the House by a vote of 358 to 32. It ended prolonged negotiations between the House and the Senate, with the Senate approving its version by a vote of 85 to 5. The bill’s passage comes at a critical moment, as the midterm elections approach and concerns about housing affordability grow. The legislation represents the most significant housing action in over three decades.
The bill targets the housing supply crisis by loosening federal regulations to facilitate building processes. It aims to make construction cheaper and quicker. Additionally, it provides assistance to areas affected by disasters and sets limits on institutional investors’ market participation.
Shaun Donovan, president of Enterprise Community Partners and former Secretary of Housing and Urban Development, remarked on the bill’s comprehensiveness. He emphasized how the provisions within the bill specifically address the nation’s urgent housing supply challenges.
While political tensions nearly hindered the bill’s progress, its eventual success indicates strong bipartisan support for solutions to housing affordability issues. With President Trump’s signature, the bill is poised to deliver targeted relief for both rural and urban communities nationwide.
