In Australia, where the housing market is tight, an unlikely type of property is gaining attention: decommissioned electrical substations. These sites, often small and neglected, are being transformed into homes.
Within one such former substation in Sydney, potential buyers navigate a space with exposed metal, peeling paint, and caution signs warning of uneven flooring. Despite the condition, one buyer described the site as “incredible.” This reflects the high demand for unique properties in Sydney’s competitive real estate market.
The site in question spans 1,280 square feet and sits along the major route to Bondi Beach. It needs substantial renovation to be livable. Listed at 1 million Australian dollars (approximately $701,075), this price is less than one-third of the median property rate in the area. The property is scheduled for auction on Tuesday.
Sydney properties like this one are becoming popular as power companies no longer require these plots due to grid upgrades or because the land has become redundant. Despite their small and less appealing appearance, they hold significant value in Australia’s expensive housing market.
One interested party, Bruce Millar, recently inspected the substation near Bondi. He acknowledged walking past the building numerous times without knowing what was behind its brown shutter. Upon inspection, he found it impressive. “I would be inclined to restore it somehow,” Millar said.
