Andrew Mountbatten-Windsor, who previously held the titles Prince Andrew and Duke of York, faced criticism for subletting three cottages on his Windsor estate. He paid only a symbolic rent known as ‘peppercorn rent.’ In contrast, Prince William and Princess Kate pay £307,200 annually for their Windsor home on a 20-year lease.
Mountbatten-Windsor’s Lease Details
Under the terms of his lease, Mountbatten-Windsor was permitted to sublet the cottages. Despite this, there has been scrutiny over the adequacy of the financial arrangement. In a report by Britain’s National Audit Office (NAO), Mountbatten-Windsor’s housing came under the spotlight due to his connection with convicted sex offender Jeffrey Epstein. This led to a public backlash and the removal of his royal titles by King Charles III.
Subletting and Renovation Agreement
Mountbatten-Windsor initially paid £1 million and committed to a £7.5 million refurbishment project instead of rent. This renovation work was completed two years into his lease. However, questions arose regarding the financing of these renovations, considering financial struggles of his ex-wife, Sarah Ferguson. The Parliament’s Public Accounts Committee is now investigating royal residence leases.
William and Kate’s Rental Costs
The NAO report provided insights into Prince William and Princess Kate’s housing costs. They pay over £300,000 per year for their residence at Forrest Lodge, Windsor. Their lease arrangement is different as they did not make an upfront payment, unlike Mountbatten-Windsor.
Potential Compensation for Eviction
Mountbatten-Windsor could receive compensation between £301,967.66 and £488,342.21, depending on when he vacates Royal Lodge. This clause was included to recognize his initial investment in the property. The current assessment suggests he might not receive compensation due to the property’s state upon surrender.
Rented Properties for Other Royal Family Members
Princess Beatrice and Princess Eugenie, Mountbatten-Windsor’s daughters, as well as Princess Michael of Kent, benefit from properties rented at below-market rates. Their rents are covered by the ‘Privy Purse,’ funded by the Duchy of Lancaster, which supports the Royal Family.
Mountbatten-Windsor and the Epstein Scandal
The scandal linked to Mountbatten-Windsor heightened with Virginia Giuffre’s allegations of sexual assault. The royal settled a lawsuit in 2022 while denying liability. Giuffre, who accused Epstein and Mountbatten-Windsor, made her allegations public long after they reportedly occurred. Her memoir was published after her death in April 2025.
Political Reaction and Royal Lease Transparency
Mountbatten-Windsor’s long-term residence at minimal cost led to public questions about the fairness and transparency of royal leases. Political figures, including the Prime Minister, are calling for clearer scrutiny of royal financial arrangements. Ultimately, Charles moved Mountbatten-Windsor to March Farm within the private Sandringham Estate.
